TENANT FEES

 

Schedule Fees which apply to Assured Shorthold Tenancies (AST’S) in England.

 

Please see below Schedule which outlines these:

 

Fee’s

 

Holding Deposit – Per Tenancy

This is one week’s rent to reserve a property, which will then be removed from the market.  The holding fee will be retained from the applicant including any guarantors for the below reasons:

• Withdrawal from the application of the property• Fail a Right to Rent Check

• Provide false or misleading information for referencing purposes

• Fail to sign a tenancy agreement within 15 days

 

Security Deposit (Per Tenancy. Rent under £50,000 per year)

Five Weeks Rent – This covers Damages or Defaults on the part of the tenant during the tenancy.

 

Security Deposit (Per Tenancy. Rent of £50,000 or over per year)

Six Weeks Rent - This covers Damages or Defaults on the part of the tenant during the tenancy.

 

Lost Keys or Other Security Devices

Tenants are liable for the cost of replacing any lost keys or security devices, which also includes he change of locks, locksmith ad replacement keys for Tenant, Landlord and Agent.

 

Amendment to the contract (Tenant’s Request)

£50.00 – To cover the cost of preparation and execution of a new legal document

 

Change of Sharer (Tenant’s Request)

£100.00 -To cover the cost of new tenant referencing and Right to Rent Checks, deposit registration and preparation and execution of a new legal document.

 

Early Termination (Tenant’s Request) (Deed of a Surrender)

If a tenant wishes to end the contract early, they will be liable for the Landlord’s cost of reletting the property as well as rent due under the tenancy until the start of a new replacement tenancy.  These costs will be no more than the maximum amount of rent outstanding on the tenancy.
